FAQ
Questions, answered
How do you verify that a property has clear and marketable title?+
We run a title search that traces the ownership chain back through earlier transfers, and issue a title certificate setting out what we find. This is where most problems surface — an earlier sale that was never registered, an incomplete partition between heirs, or a co-owner who never signed off — and it happens before you commit money rather than after.
What is an encumbrance on a property, and how do you check for one?+
An encumbrance is any charge attached to the property — most commonly a home loan the seller hasn't cleared, but it can also be a lien, a mortgage or an attachment order. Mortgage, loan and burden clearances are part of what we handle, so any charge is traced and discharged before registration instead of passing to you along with the property.
How do I confirm a project is genuinely RERA-registered?+
Every registered project carries a GujRERA registration number, and you can check it yourself at gujrera.gujarat.gov.in, which lists the approved plans, the promoter and the declared completion date. One thing worth knowing: a project's marketing name is often not its registered name, so always verify by the registration number rather than the brand on the hoarding.
What costs should I budget for beyond the quoted price?+
Registration attracts stamp duty and a registration fee, and depending on the property there may also be society transfer charges, legal fees, and GST if it is still under construction. Rates and slabs change, so rather than quote a figure here we give you a written breakdown for your specific transaction before you commit to anything.
Can you help with a property that has a pending dispute or court matter?+
Yes — court matters are part of our work. Whether a disputed property is worth pursuing depends entirely on the nature of the dispute and the stage it has reached, so we start by examining the documents and the case status. If our view is that you should walk away, we will say so.
What happens after registration is complete?+
Registration transfers ownership, but the records around it still need updating — mutation in the revenue records, the property tax record, society membership, and utility connections. We handle these post-registration steps so the property sits in your name everywhere it needs to, not just on the sale deed.
How do you arrive at a fair price for a property?+
Through a comparative market analysis — measuring the property against recent comparable transactions in the same area and segment, adjusted for floor, facing, age and condition. It gives you a defensible number to negotiate from rather than an opinion, whether you are buying or selling.
Do you assist with arranging a home loan?+
We handle the property side of it — the title papers, clearances and documentation a lender will ask for — and coordinate with the bank through sanction and disbursement so the paperwork doesn't hold up your transaction. Your eligibility and the terms offered remain a matter between you and the lender.
